Todd, Dan, Fred, and Chris lead the portfolio and asset management activity. Together they seek the Company’s high-quality, modern, functional distribution buildings for purchase or development. The Company’s portfolio is constructed and managed to provide diversification by building size, location, tenant base, lease expiration and capital expenditures, all to provide stable and reliable cash flows.
John Hawkinson and Boyd Nies
John leads the Company’s financial accounting activity and places property level debt. John has extensive relationships with life insurance companies and real estate lending banks. The Company generally seeks the most favorable debt terms as a result of our conservative borrowing practices. Boyd oversees the Company’s property accounting and financial reporting activity. Financial reporting is made to both shareholders and institutional partners.
Todd Burnight, Daniel Zoch, and Chris Hermance
Todd, Dan, and Chris lead Carson Companies’ development and construction activity. Todd is based in California, Dan is based in Houston, and Chris is based in Pennsylvania. The Company has built 62 industrial buildings totaling 10.8 million square feet. Most of the Company’s development has been on a spec basis. The Company’s team controls development risk by constructing one building at a time, in a given market, and leasing it before completion or before beginning a second building. Carson Companies has constructed build-to-suit projects for FedEx, General Mills, Tellepsen and many others.
Eddie leads the Company’s property management activity. The Company self-manages our entire portfolio of 14 million square feet. We believe that managing our own portfolio results in better property performance. The Company does not provide third-party property management services. Carson Companies only manages the property it owns.
